WHY DO I NEED TO ATTEND A COURSE?
If you had a lot of time, you’d probably be able to find out all the information you needed to run a B&B somewhere online. However, the thing I hear most from course attendees is “I hadn’t even thought to ask that question or considered I needed to know that!”
Course attendees also appreciate getting an honest account of running a B&B from someone ( me! ), who has been in the business for over 15 years. And they benefit from meeting like minded people and listening to their questions and opinions.
If you need to borrow money to set up or buy your B&B, then the mortgage lender will need to see proof that you’ve done the research and understand what you’re getting into. Having attended the course can be very helpful in this case.
The course provides an intensive weekend to get a good feel for whats involved and will help you decide on a plan for next steps.
The secret Facebook Group, only available to people who have attended the course, is a great resource for asking questions, sharing ideas and getting support.
WHERE IS THE COURSE HELD?
I run the courses at my B&B, Hopton House, Hopton Heath in South Shropshire, England. It’s a tiny hamlet about 10 miles from Ludlow. It’s very beautiful countryside and worth a visit. The postcode is SY7 0QD. The postcode is for the whole of the village, so please make sure you have the directions I send to you by email. You can also find us on Google Maps.
Please note there is a Hopton Heath in Staffordshire and a Hopton in Norfolk. You need to make sure you have the one in Shropshire!
HOW LONG IS THE COURSE?
I’m running one course at present;the 2 day course, Setting Up, Marketing and Running a B&B. It’s always run on a Saturday and Sunday. The course starts at 11am on Saturday and finishes between 17.30 & 18.00. On Sunday it starts at 10 am and we’re normally finished by 16.00.
On the online booking calendar, the day shown is the start day, which is Saturday but it is for the 2 day course.

I normally run a course every month. If there is no date highlighted this usually means the course is full or I’ve not added the dates in yet. If you want to be added to a wait list in case of cancellations, please email me at firstname.lastname@example.org

HOW MUCH IS THE COURSE WHAT’S INCLUDED?
The course is currently £299 per person. There is no discount if more that one person attends.

IS ACCOMMODATION INCLUDED IN THE PRICE
Accommodation is not included in the price and is not available at Hopton House. When you book I will send you recommendations of places to stay. Most of the accommodation is between 3 to 6 miles away. Please book direct rather than using a directory, such as BOOKING.COM, and let them know you are attending the course. As you’re hoping to run a B&B, I suggest you book one for your stay, as part of your market research!
The School House at Chapel Lawn is about 6 miles from us and it a lovely, contemporary B&B with large rooms. Clare and Dave came on my course several years ago and are always happy to answer questions. If you pre book you can order an in room picnic for the evening if you don’t want to go out again.
Walford Court B&B is just under 5 miles from us. It’s a 500 year old house, packed with history. Large rooms, 2 with their own lounge. Lots of beams and freestanding baths. Debbie can do you an evening platter if ordered in advance.
The nearest pubs with rooms are about 3 miles away. If you are arriving by public transport ( see below ), I recommend you stay there. They are the Lion at Leintwardine and the Baron at Bucknell. Both are lovely rural locations with good food.
IS PARKING AVAILABLE?
We have a big off road parking area and can normally fit most of the cars in the drive. Note that we are a rural B&B and, especially in Winter, the drive can get a bit muddy or slippy. I’d advise you leave the high heel or expensive shoes at home!
CAN I ARRIVE BY PUBLIC TRANSPORT?
We do have a train station at Hopton Heath but there are very few trains and he timings don’t work for the course. There is really nothing to do or anywhere to wait at Hopton Heath. If you’re coming by public transport I recommend you get the train to and from Craven Arms. Please email me to ask about getting from the station to us. Though it’s in our address, Craven Arms is 6 miles from us.
If you need to get a taxi you MUST BOOK IT IN ADVANCE! I recommend either Rocket Cars on 07890 904732 or Arms Cars on 01588 672734
If you’re arriving by public transport then I strongly recommend you stay at The Lion or The Baron, as it’s easier to arrange transport for you.
From London, the best route is Euston to Crewe, then Crewe to Craven Arms. The train leaves Euston at 7.07am and arrives at Craven Arms at 10.03. On Sunday I recommend you take the 16.59 from Craven Arms. Google Maps is a great way of planning your journey if you’re not sure.
I’VE BOOKED THE COURSE BUT NOT RECEIVED ANY CONFIRMATION
You should receive an automated email soon after booking. After that, normally with 72 hours, I will send you a more detailed email with joining instructions, directions etc. If you don’t receive these 2 emails please check your JUNK/SPAM email folders. If you still can’t find them then email me.
HOW MANY PEOPLE ARE ON THE COURSE AND WHO ATTENDS?
I run the course in the dining room of my B&B and can only seat a maximum of 12 people. Sometimes the course is full and at other times there may be fewer people.
I get people at all stages of their “B&B Journey” attending. Some have thought they’d like to run a B&B at some point and want to find out what’s really involved, whilst others are about to exchange on a their B&B! Some people attend on their own, others with partners, relatives or friends.
I recommend you attend sooner rather than later. A lot of people come on the course and completely change their idea about the type of B&B they want to run. Very occasionally, course attendees will decide running a B&B is not what they were expecting, and decide it’s not for them. I personally feel its much better to attend a course and find this out sooner rather than spending thousands buying a B&B and then deciding it’s not for them! However even those just about to open their B&B have found benefit in the course.
DO YOU GIVE FINANCIAL OR LEGAL ADVICE?
NO! I’m a B&B Landlady with a background in training, IT and people management. Whatever I say on the course is legal or financial advice.
I do go over the key points of what you need to know legally or financially, and suggest places how you can find out further information.
DO YOU COVER EVERYTHING I NEED TO KNOW ABOUT RUNNING A B&B IN FULL DETAIL?
Again the answer is no. It’s impossible to cover everything you need to know in full detail in the space of 2 days. However the course does act as a framework or road map and points you in the direction of the further information you’ll need to find out.
WHAT IF I NEED TO CANCEL?
A deposit of £100 is required to secure your place on the course and this is non refundable if you cancel. I will carry the deposit forward to ONE future course date.
CAN YOU CATER FOR SPECIAL DIETS
We offer a buffet lunch on the course, which is usually:
We do our best to cater for all diets on the course, including vegan, vegetarian and gluten free. If you have any special dietary requirements please email me at least a few days prior to the start of the course. Please note that the lunch is prepared in our kitchen and we do use nuts in cooking.
Please note that we own 2 very friendly, if boisterous, young rescue dogs. We keep them away from course attendees unless they particularly ask to meet them. The course is held in the guest dining room which has a wooden floor, which is vacuumed and mopped before the course. The chairs are either leather or PVC and wiped down. However if you have a very severe dog allergy, the course may not be suitable for you.
